Source and assumption limitations
Due diligence findings depend on the agreed scope, available sources, stated project assumptions, and information supplied by the client or third parties. Municipal codes, maps, adopted plans, application requirements, fee schedules, and agency interpretations can change. Sources may be incomplete, outdated, inconsistent, or unavailable.
Preliminary fees and schedules
Preliminary fee research is for planning purposes and is not a final agency, utility-provider, consultant, or permit fee calculation. Preliminary schedules are planning estimates and not commitments by any agency or third party. Actual fees and timing may change with valuation, demand, design, submittal quality, review cycles, hearing calendars, agency workload, resubmittals, and other project conditions.

Published research may identify a likely process or interpretation, but direct agency confirmation may still be required.
